Finding Your New Home Online

With job markets sending people far and wide searching for a new job, buying that new home has become less a matter of taking your time and more a matter of doing as much as searching as you can before even setting foot in the new town or state. On many occasions only one spouse is able to travel to the new city and has only a limited amount of time to take care of the new job introductions and searching for a home for an absent partner.

At the very worst, one person moves to the new city to begin work while the other stays in the old town as they work together over the internet and phone looking for the new house and also while selling the old one.

In an article at AOL Real Estate.com, How to Find a New Home Online, by Kathy McDonald, Aug. 9, 2010, one woman stated, “My heart would start pounding every morning when I opened my inbox. Lesley Suter, a Los Angeles-based editor, spent more than a year searching for an affordable new home to buy. She received email from her real estate agent and also looked through six bookmarks from MLS to Zillow throughout the day looking for new homes for sale.

With many Internet sites focused on real estate and homes for sale as well as many real estate agents on websites, finding a new home for sale online has never been easier. Real-world searches still have to be done, those open houses, walking or driving through neighborhoods and such. But there is a wealth of information, statistics and even virtual tours to help you search for that home without leaving the comfort of your office chair.

With all this information available to everyone leading to information overload in some cases, people need to do their home work and cross-reference listings. Programs like Mapquest can help you decide if the site is one you are interested in or not.

Here is some information to help you find your home online.

Finding a real estate agent is easy, but you need to interview several of them to find the person that you are most comfortable with. Determining compatibility is easier if you know what sort of home you want to buy. What do you have to have, what would you like to have and what is it that you know you do not want? You can use several different services to help you find the real estate agents that specifically sell in certain price ranges, location and other criteria.

The online open house never closes.

All major real estate brokerage firms have websites that showcase their listing. They allow potential homebuyers to search by location, price range and more. Also search YouTube for new homes for sale. Don’t be surprised to find dozens of online virtual walk-throughs. These digital open houses let buyers get an almost-full picture of a property; and like the Internet, these open houses are open 24/7.

Major Internet sites are good sources of information. On Zillow you can actually plug in an address and get a benchmark value for a property, including estimated taxes and a mortgage payment calculator. You can find homes that are foreclosed on any agent’s site. Check mine to see what we have available, but remember that you are buying a foreclosed home from a bank, so the closing process tends to be more complicated.

Remember that no matter what kind of home you are looking for, the search can take months. However, this is a better way of finding a home than doing it in a big hurry. Lesley Suter finally found her new home online, after being outbid for 18 other homes.
